摘 要：在房地产项目开发过程中，可行性研究是项目开发建设的重要阶段，通过仔细详尽的调查研究，综合论证一个项目规划上是否先进、实用和可靠，为投资决策提供科学的依据。本文是以淮安市清江浦区海洲朗郡住宅项目为例，主要通过对淮安市近几年的房地产住宅市场、土地市场的供给、销售、存量、出清周期等资料，以及针对2016年1月至7月的房地产市场销售分析而进行的可行性研究。在研究该项目时，对房地产项目的地理区位、周边环境、开发条件、市场环境、客户需求以及项目开发的前景等优势劣势进行调查分析，对本项目价格定位进行预估测算，并确定规划方案。根据本文对海洲朗郡住宅项目的可行性研究，可以看出本项目具有较强的可行性。91347
