摘 要:在建筑行业日趋激烈的竞争环境下，以质量为核心的非价格竞争越来越占有重要的地位。建筑工程质量的好坏将直接严重影响着建筑企业的发展。
本文在理论上，首先分析工程项目质量影响因素，再分析工程项目质量管理的内容，然后分析施工方、监理方、设计方关于工程项目质量控制的基本内容，最后提出建筑工程项目质量管理与控制存在的问题，并针对这些问题提出解决办法。
本文在实际案例中从认识建筑工程质量、建筑工程质量存在的问题、解决的途径与方法、建筑工程质量发展趋势等几方面略述一下建筑工程质量管理与控制，对芳洲园小区工程项目质量管理基本情况进行分析，提出了本项目质量管理的基本模式，即设计——招标——建造模式，进而分析了对勘察设计单位的质量管理情况、对承包单位的质量管理情况以及对建设单位的质量管理情况，并提出现有质量管理中存在的主要问题。再运用规范分析的方法，在对工程项目质量的定义、特点、影响工程项目质量的主要因素以及工程项目质量管理定义、基本理念和应遵循的原则等基础理论研究之上，通过实际调查和数据搜集的实际情况，实证分析芳洲园小区项目质量管理的现状与存在的问题，提出质量改进方案和措施。
目前国内有关建筑工程项目质量管理的法律法规已经逐步建立健全。质量管理与控制的实践工作有了长足的发展。但仍需在实践的操作中不断完善不断探索符合自身施工项目的质量管理与控制模式，更好的与国际化接轨，提高建设工程的质量水平。

In this paper, firstly, analysis of factors influencing quality of engineering projects, and analysis of project quality management content, and then analyzed the construction side, supervision side, the design side basic content about the quality control of engineering project, finally proposed the existence of quality management and control of the construction project, and propose the solution to these problems.

At present the domestic laws and regulations on the construction project quality management have been gradually established and perfected. The practice of quality management and control has great development.
