摘 要：可行性研究是房地产项目开发建设过程中项目开发建设的重要阶段。它可以提高投资决策水平，降低建设风险，提高项目利润率，是项目决策的重要依据。本文是以南京市恒大金碧天下项目为例，根据房地产可行性研究的方法，结合各种研究资料，对该项目进行全面的分析研究，对项目的投资估算和基础数据进行测算，进行项目建设资金的筹措和使用计划，计算财务评价指标，进行财务评价，从而提出该项目是否值得投资和如何进行建设的咨询意见，为项目决策提供依据的一种综合性的系统分析方法。76591

Abstract:Feasibility study is an important stage in the process of real estate project development and construction。It can improve the level of investment decision-making,reduce the construction risk,improve project profit margins,is the important basis of project decision-making。This article is based on Nanjing Hengda Jinbi world project as an example,according to the real estate feasibility study, the method of combination with various research data, analysis of the project to conduct a comprehensive study, the project investment estimation and basic data for calculation, project construction fund raising and use plan,calculate the financial evaluation indicators, financial evaluation, so as to whether it is worthwhile to put forward the project investment and how to carry out the construction consultation, provide the basis for project decision-making of a comprehensive system analysis method。
