摘 要：现代居住区规划作为城市规划设计的重要组成部分，不仅需要考虑住宅布局、道路结构、景观组织等物质形态的构筑，同时也需要关注居民间的邻里关系、价值观念、心理归属等非物质形态的构筑。本设计采用物质建设与社会发展相结合的“空间的生产”理念，对淮安市某一滨水地块进行居住区规划设计，根据基地周边环境和配套设施，力图打造一个生态宜居，具有创新理念，而又充满邻里和睦、社区归属感强的多功能小区。 53170

Abstract: Modern residential area planning as an important part of urban planning and design, not only need to consider building materials, such as housing layout, road structure, landscape organization form, at the same time also need to pay attention to the neighborhood relationship between residents, value idea, psychological ownership and other intangible form building. Combining this design adopts the material construction and social development of the production of "space" concept, chose a waterfront site as the design of residential district in huaian, according to the base of the surrounding environment and supporting facilities, to innovatively build an ecological livable, and full of their neighbors, strong sense of belonging of the multi-function village community.

1  前言

居住区规划是城市总体规划具体实施的重要内容，关系着城市居民的幸福安康。同时居住区规划设计也是本科城乡规划专业毕业设计的重点内容，我们将对淮安市某地块进行规划设计—瑞景新城。本设计着重在于打造一个“追求高品位生活”的居住小区，使之成为淮安市具有代表性的综合社区。

1.1 项目概述

项目位于淮安市淮阴区千年盐河与翔宇北道交界处，北临盐河，东接翔宇北道，南靠北京东路，西侧为建成的金碧湖畔小区。基地内地势变化较大，呈南低北高之势。基地东侧的翔宇北道，是目前主要的城市交通道路。另外，基地南侧的北京东路也是城市的主要道路，公共交通条件良好。基地形状较为方正，项目一期工程占地面积约10公顷，容积率要求控制在2.5左右，小区属高层住宅小区，整体环境充满绿色，与自然融为一体，是极具升值空间的理想生活之地。 瑞景新城居住区规划设计总体方案设计研究:http://www.youerw.com/guanli/lunwen_57238.html
