摘 要：随着房地产市场的快速发展，其投资风险也大大提高。在房地产开发过程中，可行性研究是建设前期工作的重要内容，它对建设项目，在经济和技术上是否合理和可行，作多方案比较，给出评价，从而选出最优方案，使房地产开发项目决策科学化，程序化。本研究报告以淮安市淮阴区南昌路地块为例，根据近几年区域成交宗地的楼板价，住宅成交占比，成交套数和成交均价的情况，以及该区域重点楼盘销售情况和价格情况进行对比分析。宗地现状及周边道路，配套，用地规划，宗地价格，宗地控规指标，采用对比分析法，从而进行项目和产品定位。提出项目投资可比选的方案，进行项目成本测算，地价测算，在此基础上进行盈利分析。得出项目开发的主要结论和建议。60199

Abstract：With the rapid development of the real estate market, the investment risk is greatly improved. In the process of real estate development, feasibility study is an important content of construction prophase work of it to construction projects, is reasonable and feasible in economy and technology, more options, give evaluation, to select the optimal scheme, make the scientific decision of real estate development project, program. This study is to huaian huaiyin district of nanchang road block as an example, according to the region in recent years, clinch a deal a ground floor price, housing transaction proportion, clinch a deal is decreasing and clinch a deal the price, and focus on building sales and price situation of the region were analyzed. A ground situation and surrounding roads, form a complete set, land use planning, land price, parcel regulatory indicators, using the method of contrast, thus to project and product positioning. Scheme of project investment is selected, calculates the project cost, land price, on the basis of profitability analysis. It is concluded that the main conclusions and recommendations of the development of project.
