摘 要：从上个世纪开始，我国的房地产业开始了它的成长，已经成为了国家经济中具有相当大比例的支柱产业。其间，国内的房地产企业如雨后春笋涌现出来，在市场经济的大潮中痛并快乐的生存着,同时有许多企业沉溺在本行业的暴利黄金时代而不能自拔，忽视了房地产企业本身经营所存在着的问题，例如成本控制等。本文从企业成本控制的方式方法出发，分析了我国房地产业现行成本管理内部控制的成效和不足，提出了有效的成本控制举措，克服了企业中存在的成本费用管理的缺陷。本文以万科企业为例，发现企业在成本控制中存在的问题，并给出这些问题的应对方法，尽量完善万科企业的成本管理机制，有效防范风险。77874

Abstract：From last century, the real estate industry of our country has experienced its growth。 Now, it has become one of key industries of the national economy with the large proportion。 In the meantime, the domestic real estate companies has sprung up。 They survived with pain and happiness in the spring tide of market economy。 Many companies indulged in the golden age of profits and ignored the problems exciting in their management process like cost control。 This paper analyzes the effectiveness and shortcomings of internal control in cost management of the real estate industry in china and proposes effective cost control measures, which can overcome the defects of the cost management in the enterprise。 This paper takes the Wanke enterprise limited company as an example。 We identified the problems in the cost control and put forward the ways to solve them, which can help perfecting the cost management mechanism and prevent the risk effectively。
