摘 要 随着我国经济的快速发展，城镇化的快速推进， 出现了许多商业住宅小区，一个优质的小区不但要有优良的硬件设施，良好的物业管理也是必不可少的。 小区的物业管理主要涉及用户信息管理，缴费管理，小区资源管理等。随着小区规模的扩大，传统的管理模式表现出人员管理低效、 收费项目繁琐等一些难以解决的问题，小区物业管理系统就是为物业管理者能高效的、 准确的和便捷的处理各项业务而开发的软件。 本课题针对当下物业管理的实际需求和问题，开发的一个小区物业管理系统，为管理者和用户带来便捷。经过需求分析，系统设计，系统实现，系统测试等软件开发流程。以Java为开发环境，利用SSH(Spring+Struct2+Hibernate)web框架，使用MySql 数据库，Tomcat 服务器，用 MVC 模式进行开发[15]。本系统实现了房屋管理，业主管理，缴费管理，投诉管理，保修管理等模块。 本系统利用信息管理模式和互联网技术，对小区管理进行信息化。对小区管理者来说，减轻了人员的办公压力，提高工作效率，提高业主信息的安全性，降低了成本等。可以和业主进行更好的互动，建设新型的，高效的，透明的小区管理模式。 58628

Abstract Numerous commercial and residential communities have sprung up as China’s rapid economic and the speediness advance of urbanization. In addition to excellent hardware facilities, the favorable property management is also essential. The residential property management mainly involves the user information management, payment management, community resource management. With the expansion of the size of the community, the traditional management mode in the personnel management show the difficult to solve the problems such as inefficient personnel management and trivial charging projects. Residential property management system is developed for property managers to handle all the business in an efficient, accurate and convenient way. The topic aim at developing a residential property management system to provide convenient for managers and users based on the actual demands and problems of property management. Requirement analysis, system design, system implementation, system testing were used in the process of developing system. And the system is based on java development environment with using SSH (spring struct2 hibernate) web framework, MySQL database, tomcat server, and MVC pattern of development .The models completed in this system include: management of housing, the owners of the management, payment management, complaint management, warranty management. This system used information management to administrate community with management mode and Internet technology. For district managers, using the system can reduce the personnel office pressure, improve the work efficiency, enhance the security of the information owner, cut the cost. In addition to these, it can interact with owner better, and construct a new, efficient and transparent community management mode.
