摘要房地产行业是中国经济的重要引擎，同时也是具有基础性、先导性、高关联性以及资本高密集性的产业。房地产行业与人民生活息息相关。此外，房屋作为商品，还是一种重要的投资品。不可否认，房地产行业是一个国家或地区经济的重要基础。33154
在中国经济增长放缓的大背景下，南京市房地产市场较为低迷，前三季度市场非常冷淡，在第三季度末政策的巨大刺激下，终于在第四季度销量有所增长。在新的经济增长点尚未形成时，房地产市场依旧是不能不重视影响巨大的行业。为此，非常有必要对南京市住房市场的影响因素进行分析，从而能够对住房市场繁荣以及经济的提振提供必要的理论支持。
本文首先在综述了前人对房地产影响因素分析的研究基础上，对南京市经济状况进行了研究，然后对南京市房地产状况以及住宅销售的影响因素进行了分析，随后从国家统计局官网及多个媒体报刊上搜集相关数据，建立模型，运用SPSS统计软件对数据进行处理，最后给出相关结论，对年南京市房地产状况的预测以及给出相关的建议。

Title The study of the factors influencing the housing market in Nanjing
Abstract
The real estate industry is not only an important engine of China's economy, but also a basic, pilot, high correlation and high capital-intensive industry. The real estate industry is closely related to people's life,and as a commodity, it is an important investment goods. There is no doubt that the real estate industry is an important basis for national or regional economy.
The housing market of Nanjing in 2014 was to some degree sluggish on the backgrounds of the China’s economy going down.The market looked very badly in the first three quarters of the last year.On the contrary,the last quarter was totally different.The housing market is still a important industry which has a tremendous impact on China’s economy,as the new engine has not been formed yet in China. For this reason, it is necessary for us to study the housing market in Nanjing,and analyze the influencing factors, so we can provide the necessary theoretical support for the housing boom and boost the economy.
Firstly, the study reviewed the basis of previous factors affecting the housing market.Secondly we analyze the economic of Nanjing in 2014 .Thirdly, the real estate situation of Nanjing in 2014 and the influencing factors were analyzed. Fourthly, A series of data was collected from the National Bureau of Statistics official website(www.stats.gov.cn) and other newspapers.Then the statistical software SPSS was used for data processing.In the end of the paper some conclusions were gived , and Finally some forecasts and suggestions were made according to the results of the study.
