徐州市商品住宅价格微观影响因素研究

摘要房地产市场是人们老生常谈的一个话题。在过去的2015年中,楼市在低迷的市场环境下经历了五次降息、六次降准。在徐州市房产库存压力大、消化周期长的背景下,徐州市住宅价格微观影响因素的研究对政府及时把握市场动态、做出完备的调控政策具有积极作用。72302

本文选取徐州市区61个小区的61套住宅作为研究样本,从建筑因素、区域因素和邻里因素中选取房龄、供求稀缺性、装修情况、容积率、绿化率、区域繁华程度、所属商业圈等级、物业管理水平、物业费9个因子作为评价指标。在定性分析的基础上,基于SPSS10。0软件采用多元回归分析方法对商品住宅价格进行量化分析。分析结果表明:供求稀缺性、装修情况、绿化率、区域繁华程度、物业管理水平、物业费与徐州房价呈正相关;房龄、容积率、所属商业圈等级与徐州房价呈负相关。其中,对徐州房价影响程度较大的因素有区域繁华程度、装修情况、供求稀缺性和物业费。建立的价格模型于下:
