摘 要：项目开盘是检验项目是否成功的手段，也是整个项目销售最重要的一环，可以说开盘成功项目就成功了一半。而随着房地产市场的蓬勃发展，以及人们生活水平的提高，数不清的楼盘被推出，竞争压力越来越大，这时候如何打响第一炮，取得开盘成功，成了开发商关注的焦点，所以开盘策略的选择和应用都显得非常重要。

本文通过对雅居乐林语城项目的简介以及项目的分析，同时介绍开盘前其采用的线上、线下策略，营销思路，开盘方式，开盘当天策略，分析雅居乐林语城开盘当天取得大卖的原因，以次阐述选择正确开盘策略对项目早日去化的重要性。62658

Abstract:Project opening is a means of inspection project success, and is the most important part of the whole project sales, to say the opening project success is half the battle. And with the vigorous development of the real estate market, as well as people living standard rise, countless buildings was introduced, and the pressure of competition is more and more big, the time how to heighten the first shot, early success, has become the focus concern of the developer, so opening strategy selection and application of it is very important.

1  设计选题说明

1.1  选题原因说明

本人对房地产营销这个课题很有研究的兴趣，并且在房地产营销公司实习，能接触到丰富的相关资料、数据等，所以选择这个研究课题进行毕业设计。

1.2  数据资料获得

在营销公司实习的经历，使我能够获取第一手的数据资料。既有自己的亲身经历，也有向领导和前辈请教的事例，也有网上搜集营销案例、查阅有关房地产营销书籍等搜索资料的活动。为了完成本次毕业设计的房地产营销报告，我咨询了亲身经历了雅居乐林语城的开盘活动，并就许多问题向领导和前辈做了请教。
