摘要：建设工程项目合同管理是贯串于整个建设工程项目的管理方式，大到建设项目的设计、施工，小到某项材料的采购、某名员工的聘用，任何一项管理都与合同管理有着密切的联系。所以，合同管理的成败将影响到整个建设项目的运作和最终目标的顺利实现。7455
本文首先介绍了建设工程项目合同及合同管理，通过对建设工程合同的阐述，了解了建设工程合同的特点、分类以及合同体系，对建设工程合同有了一个基本的概念。接着从建设工程合同引出建设工程项目合同管理的概念和目标，并通过简要分析，证明建设工程合同管理的重要性。
然后分析了我国建设工程项目合同管理领域的现状，找出了普遍存在的问题，并针对这些问题明确建设工程项目合同管理的重点，运用研究分析的方法，从完善健康发展的建筑市场运行机制和加强合同双方内部合同管理体系建设两方面入手，制订出了具体的解决方案。提出坚持从中国国情出发贯彻项目合同管理理念，建立法制的、政府监督的、自我约束的管理体系，建立公开、公平、公正的投资中介市场，加大投资中介服务的法律责任，为工程咨询和项目管理创造更好的市场环境。
最后通过南京地铁大厦合同管理的案例，总结、分析了南京地铁大厦工程建设合同管理的主要经验及存在的问题。首先介绍地铁大厦的工程概况，对大厦的管理模式有一定的了解；接着对地铁大厦的合同管理过程进行具体分析，包括大厦的合同体系、合同形式以及合同管理的制度。最后，指出地铁大厦合同管理过程中所存在的问题，并对这些问题进行简要分析。结果表明，南京地铁大厦合同管理是成功的，但难免仍会存在一些问题。
总之，不管一个工程项目是否成功，建设工程合同意识薄弱、合同管理水平低仍是我国建设工程项目中的普遍现象。为了解决这些普遍问题，进行一切努力和付出都是必要的。
