摘要：写字楼作为办公市场的一个细分部分，在整体房地产市场中扮演了一个重要的角色。发达的写字楼市场对于整个国际化大都市的形成和城市经济的发展起到了至关重要的作用。
为了能够有效地帮助开发商和顾客达到供求平衡，现在急需解决写字楼市场的定制问题。开发商需要寻找一个时间点，既可以使客户介入写字楼定制生产，满足顾客的个性化需求，也可以不影响施工进度，按时按量完成建设，这个点就叫解耦点。这是本文研究的中心。7212
首先提出本文的研究背景和研究意义，并对研究内容和方法进行简要叙述；然后通过概念综述，得出写字楼、定制、解耦点和定位四者的契合点，理解概念细节后进行接下来的深入分析。通过概念分析，从写字楼和定制的关系中找出解耦点的存在，对解耦点进行研究。概念研究后，通过定性研究对课题进行理论上分析研究，再结合案例论证分析成果。引入模型，进行定量研究和分析，找出解决解耦点问题的方案。最后提出结论。

Custom office decoupling point positioning research
Abstract: As a part of the office market, office play an important role in the overall real estate. Developed for the entire office market has played a crucial role in cosmopolitan and urban economic development.
To be able to effectively help developers and customers to achieve the supply and demand balance, office market is needed to solve the problem of customization. Developers need to find a time point, so that customers can either intervene custom manufacturing, nor meet the customer inpidual requirements, also it may not affect the construction schedule, complete the construction on time. This point is called decoupling point. This is the center of my thesis.
At first , I proposed the research background and significance, described the research content and methods briefly below. Through the concept overview, get the same point of the office, custom, decoupling point and position of this four .Through the conceptual analysis, find the decoupling point from the relationship between the office and custom, then conduct research on the decoupling point. Through qualitative research studies on topics theoretocal analysis, then analysis of the results demonstrated with case. Introduced into the model, then find the solutions to solve the problem of decoupling point by the method of quantitative research and analysis. Finally. propose my conclusion.
